Question: Where can a person locate individuals willing to invest in people?

After helping family & friends, I now find myself in financial need. Is anyone willing to invest in me?
I have helped family & friends in financial distress. But now that I am financially disadvantaged no one wants to help me. Is there any wealthy people looking to help someone get ahead? My fiance’ is disabled so there is not much income help there. I want to pay off medical bills, property taxes, catch the mortgage up and remodel our home. My credit score is too low to do any financing.

Answer: I just found out about this site. I don’t know if it will help, but it is like a private lender clearinghouse that is linked to one of the credit agencies: http://www.prosper.com. What happens is that people bid on your story and bid down your interest rate. The credit agency posts a ‘grade’ of your credit. It’s kind of like ebay for loans.

How does a for profit developer get it and what does it mean?

Answer: Tax credit housing or Section 42 housing gives the property owners a tax credit in exchange for having income guidelines on their properties. This is good and bad for the owners, it is a lot harder for them to fill up their communities. This leaves them with less income due to higher vacancies.

Some developers are finding that it seems like a good idea, because of the tax credit you get…but in the end they could have made more money than what they got from the tax credit if they go with a conventional property.

Tax credit is a hard thing to learn, and to make sure you are following all of the guidelines. It becomes a nightmare for the leasing agents and tenants. Good luck!
