Question: Home loan advice maybe?
My husband and I are looking into getting our first house in the next couple months. We just moved to a new city, and he already has a job, and I’ll be getting an RN job next month (fingers crossed). We both have credit scores in the 700′s. Is it true banks want you to be at your current job for a year before they will approve a home loan? What perks (as far as down payments) are out there for first time home buyers? Is it also true the $8,000 tax credit has been extended to June?
Answer: No, you don’t have to be at your job for a year before you can get a mortgage. You can be new on the job as long as you have a good job history behind it, preferably in the same industry. To use you as an example, once you get your RN job, you can use that as long as you have a history in that field. If your previous job was in the nursing field and you had a 2 year history at it, or if you went to school previous to this job to gain your degree in the field you can count that, too.
The tax credit has been extended – you just have to be in contract by April 1st and close by June. Below is a great link with tons of details about the tax credit.
As for a perks for first timers, check with the local housing authority in the city you want to buy. Or check the city’s website. They will usually have tons of info on programs specific to the area.

Does anyone know if there are plans to extend or expand the $7,500 tax credit for first-time home buyers in President Obama’s current stimulus plan being considered by Congress? I’m a prospective first-time home buyer with a steady job and excellent credit but there is no way I would be able to come up with a 20% down payment before my chance to benefit from the original tax credit expires on July1, 2009.
