time of war, which is unprecedented. That’s their “contribution” to the war effort, because so far, the costs of the war, both human and dollar-wise, haven’t reached them yet.

Bush’s failed economic policies, however, have brought the country to the brink of a depression. The US dollar is crashing, and America’s lenders are refusing to extend America’s credit limit. Furthermore, bush’s failed foreign policies have exhausted our military, both in manpower and equipment.

Will a time soon come when the nation finds itself paying a war tax in order to fund bush’s $12 billion/month disaster in Iraq? Will the chickenhawks continue to support bush’s war if the draft is ever reinstated and there is the real chance that they’ll have to go to Iraq and fight in the war which they once so fervently cheered on from the sidelines?

Answer: Nice spin – the so called “chicken hawks” and the war that “they so cheered on” was actually a democratically controlled congress that enthusiastically voted to authorize the invasion by a margin of 77-23.
Nice try, though.

Higher expectations for 2010

One year ago, the nation looked upon the new year of 2009 with a mixture of hope and trepidation, as the nation faced the very real threat of reliving the Great Depression.

Now is a great time to buy Los Angeles real estate. The Los Angeles monthly inventory went from a 10.2 months supply back in November of 2008 to a current 4.4 month supply today. What does this mean to the typical Los Angeles home buyer? Get ready to make that offer. If the bottom hasn’t completely been reached, it’s just about there. Here are some indicators leading to this statement. From November of last year until now, inventory of Los Angeles homes on the market has declined a whopping 57%. These statistics are based according to Los Angeles MLS data. When inventory is low, buyers start scrambling to make an offer on a house as other buyers are competing against them. Seller’s begin to increase their prices due to heavier competition for their home. If inventory continues to decline over the next year as it has been, home buyers will compete even more for the home they desire. It’s all about Supply and Demand. This does not mean that Los Angeles homes are going to be selling like hotcakes. What it does mean is that it’s likely that home prices increase slightly during the next year. The real estate market has definitely been picking up recently, with the median home sold price down 3 percent from last year. That’s just one of the factors that is attributing to a more robust local real estate market. Other factors include the extension of the federal tax credit for first-time buyers, government offering low-down-payment mortgages for these first-time home buyers, along with extremely low mortgage rates for all and high investor activity especially in the foreclosure marketplace. Deals still abound in this market, due to a steady supply of foreclosures still available. Investors especially have become quite adept at acquiring distressed homes. There hasn’t been this type of foreclosure activity in our generation’s time frame

. The investors who have cash available are actually having a hey-day in real estate purchases. The low prices make it affordable to buy low and rent out with monthly cash flow. This was extremely hard to do in the past, typically investors either had to put down a large down-payment or had to have acquired the property in the way distant past to have any sort of cash flow at all. The loan payments, insurance and maintenance costs made it just about impossible to have positive cash flow each month on newly acquired Los Angeles investment properties. The current Los Angeles real estate market will not fully rebound until there is financing in place for the higher priced homes. The median price of a Los Angeles home is $377,000. Due to Los Angeles as a whole having more pricier real estate than most counties, it goes to follow that financing is harder to obtain. Financing is easier to get for the lower priced homes due to the government programs in place. The higher priced homes do not have that advantage, thus luxury home seller’s are in a much more unpredictable state of affairs. Most luxury home seller’s are sitting tight and waiting until a real estate rebound occurs. If they were to sell their home now, their sales price may be too low to even break even from what they bought it for.

On a positive note, rent prices have steeply risen on luxury homes. Many high-end Los Angeleshome owners have opted to rent out their home until the market adjusts, to a point of being able to sell at a profit. Let’s see what this market does in the near future, it’s an exciting time in real estate. Buyers are buying low and sellers are getting more optimistic for the rebounding market.

These are all valid questions, of course, and the decisions you make over the next couple of hours and days will determine whether the answers you receive are positive or negative. By following some basic guidelines, you can ensure your late essay or term paper doesn’t drag you down.

First, it is vital to contact the professor for whom the paper was due. An email will usually suffice, though you should meet with the professor if it is requested of you. In this email, there are two courses of action you can pursue, the worst and most common of which is the excuse. This is a completely fabricated tale about some personal tragedy which befell you, preventing you from handing in the paper on time. Note that a doctor’s appointment will not suffice here in most cases; you have had weeks to prepare this paper, and the fact that you had to miss a single day or class is no excuse. So, many students invent something more serious, like a chronic disease/injury or a family death. Despite being immoral, this causes you to have to devise a wealth of details about the circumstances at hand, and it may also prompt the professor to meet you to discuss your problem/loss, and you may even be recommended for medical or psychological treatment. Also, your professor could ask for some confirmation, and providing this will prove difficult if not impossible. In short, it would take far less work to just do the paper, and so this course of action is not recommended.

Contrary to popular belief, many professors are very reasonable, and most have handed in a late paper from time-to-time. Your email to them does not need to offer an excuse! Most times, a simple explanation of where you ran into difficulties, and where you are in the process of writing will be sufficient. This shows that you have been thinking about the issues and working through them, which reflects well in the eyes of the professor. The next element is to propose a new deadline which you will be able to meet. There is no point in suggesting you will have the paper in tomorrow if this is not possible; missing a self-imposed deadline is far more damaging than missing the first one. Consider how much time you will need to make the essay paper a quality one, and propose a deadline based on this. This action will cast you in a positive light; you have maturely identified that you have not performed to expectations, but you have taken the situation in hand and come up with a solution.

Finally, keep in mind that your grade rests in your professor’s hands, and any approach you take must respect that. You need to remain polite and reasonable at all times, either in person or via email. Remember, regardless of how unreasonable the assignment or the deadline were, complaining about this will not help your cause. You are the one who has missed the mark, and so your correspondence should aim at a somewhat apologetic tone. By acknowledging the problem, claiming responsibility for it, and making a plan to correct it, you have given yourself a chance to redeem yourself, and many professors will not penalize you, even if such punishments (such as grade reductions) are present in your course outline. In essay writing as in life, effective social skills and communication make everything easier.

Question: $8000 tax credit IS extended?

I just heard the House extended the $8000 tax credit, is that right? anybody heard that too? I am so freaking happy if they did!!

Answer: The bill extends the credit for contracts signed by April 30th and closing by June 30th. Income limits are expanded to cover more affluent buyers; couples earning up to $225,000 and individuals earning up to $125,000 annually now qualify. It also creates a new $6,500 credit for buyers who have owned their current home for at least five years. Homes worth more than $800,000 wouldn’t be eligible.

Few series of FOX are used as a TCXO in GPS application such as FOX923GP, FOX914 and FOX312BE series because of clipped sine output, 0.5 PPM stability, and 1.8 to 3.3 operating voltages.

FOX series are used as a RTC crystal in GPS application such as FX255, FX145 and FX135 series because of long term stability and frequency of 32.768 KHz.

The Fox products which are used in GPS application are RoHS-Compliant product.
