Question: Benefits available?

I am a single parent and work full time. I have had very severe health problems that require daily treatment and alot of hospital appointments. This isn’t fair on me or my employer and I am considering giving up my job for a few months to get better. I claim working tax credits to pay for my sons nursery place but if I go on disability benefits will I get any help to keep my son in nursery as we both need this place, him as he needs the stimulation and me coz I am not fit enough to look after him full time. Any one know what I am entitled to or in this situation ??

Answer: Just go off sick for a few months to recupe. If you quit work & apply for disability, that will be your lot along with housing & council tax benefit. The whole point of having sick leave is for this reason. I was off sick last year for 6mths and am still attending doctor appointments now but I do this without losing money because it’s standard work entitlements.

Question: Too Young for an Investment Property?

Hello,

I am a college student in Reno, NV who inherited money and was thinking that I should buy property to not only cash in on the first time home buyer tax credit but also to rent out while I am in school and sell when I graduate. There is an upscale condominium a mile from campus which has a lien on it and has therefore gone from $200k to $90k; which I could pay cash for. It has four bedrooms, four baths (so really set up to be split), and a heated pool and rec room. I believe it is currently renting out for $400 a room– or $1600 for the unit. I feel I could make money both in the long and short run but I know nothing about realty and was wondering if any of you had advice on being a twenty something landlord/property owner.

Answer: I have been a landlord for over 30 years, its a headache and takes alot of your time and some guts to put people on the street when they do not pay. you will not make money unless you pay off the property fast, then you don’t have costs but still get a write off from Uncle Sam. and the first time home buyer is for a home you live in, not a non-homestead property. Also, the taxes are based on homestead or non homestead, the non-homestead pays 1/3 more taxes. but you should be able to clear $2000 a year clear money. if you watch who you rent to. No slobs allowed. Good luck.

Question: From an environmental standpoint, is it better to convert to Natural Gas from #2 Oil or Install Solar Panels?

I can only afford to do one at this point in time at my house. Financially, it is a wash (The outlay for Solar Photovoltaic is much higher but is offset by savings on my electric bill and substantial New York State subsidies & tax credits. I assume switching from oil to gas for heating is a financial wash after the up-front conversion costs). Here are the relevant facts for my house: we burn, despite all our conservation efforts, about 1600 gallons of #2 heating oil a heating season. I can fit a 4.590kW Solar Array on my roof that is expected to net 5116(kWh) a year. I already bought a Prius so don’t suggest that as a better environmental solution. Any help with this decision would be appreciated.
