This was put as an ad for a home that a realtor wrote…
New carpet just installed in bedrooms and hallways and new shingles installed in September. Tis a Very spacious multi level-home located close to parks, hospital and schools. Thus house has 6 bedrooms and 1 3/4 baths. The furnace and central air were new in 2005. Included are gas stove, fridge, washer and dryer. Enjoy family events in the huge living room with a formal dining area, or take advantage of the eat in kitchen with newer flooring. The full bath has new tub/shower, sink, toilet, flooring, and paint. There is lots of room to move and lots of storage. The back yard is fenced in for the kids to play. The basement is unfinished but has painted outer walls and the inner walls are framed and paneled so most of the work is done. This would make a great home especially for first time homebuyers with the tax credit. Let us show it to you today for your sake.
Can anyone see what’s wrong and fix it?
Answer: Get to the meat of the property description first. People want to know initially how big it is, then where it is, then what’s included with it. Then what comes with it and any amenities it has. And, be concise. People don’t want words, they want information.
“Spacious 6 bedroom, 1-3/4 bath, XXX square foot, multilevel home in XXX neighborhood (quiet, family, suburban, etc.), located close to parks, hospitals, and schools. Built in XXXX (year). Large living room, full formal dining room, and eat-in kitchen. Lots of room and storage. All appliances convey. Furnace and central air installed new in 2005. New carpeting in bedroom and hallways. New roof installed last September. Full bath completely remodeled in XXXX (year). Partially finished basement (let them figure out what that means). Fully fenced back yard. Great for first time home buyers. Take advantage of the tax credit. This one won’t last. Call for a showing today.”
Something like that. Hit them hard and fast with all the goodies. Imagine someone like Billy Mays (the pitchman) reading it aloud for an infomercial. Back that up with pictures. People *really* like looking at pictures in real estate listings.
